There is no single zoning for Riviera
Riviera does not have one zoning. Each erf has its own record under the City of Tshwane Land Use Scheme, sometimes with an annexure, and title deed conditions can add further limits. We don't state any property's zoning here — we show how to find it.
Where Riviera is
Riviera is listed in our Central & Northern Pretoria group, with Roseville, Silverton, Silvertondale and Sinoville among its nearest neighbours in our register. Its exact position and boundary have not been confirmed yet. In our register it is one of 45 areas under Central & Northern Pretoria (our grouping, not a municipal region).
How to confirm a property’s rights
- Find the erf number and township name on the municipal account or title deed (guide). The township name on the deed may differ from “Riviera”.
- Obtain a zoning certificate or the scheme record from the City of Tshwane.
- Read the applicable Land Use Scheme provisions and any annexure for the erf.
- Check the title deed for restrictive conditions and servitudes.
- Check previous approvals, building plans and any contravention notices.
If the zoning does not allow your plan
A gap between the current rights and your plan can sometimes be closed through an application. Which one, and whether it is realistic, depends on the Riviera erf and the City's policy for that location.
