Homeowners

Second dwellings: the first checks

Establish the lawful development envelope before drawing a granny flat.

What to check

Check the scheme provisions for the particular property, existing rights, title restrictions, prior approvals, coverage, parking, access and services. Confirm whether your proposal is one additional dwelling, multiple units or another defined use.

Your next step

Do not assume a uniform consent or rezoning rule across Pretoria. Building plans and planning rights are separate matters. If eventual subdivision is intended, assess it at the outset; a second dwelling does not automatically create a separately sellable erf.

Useful supporting information

Keep existing rights, title information, decisions and approved plans together. Share deadlines and the intended proposal before selecting an application.

Use the service finder and document checklist, compare quotation categories, or read the original Tshwane sources.

Source and limitations

YOUR NEXT STEP

Let’s discuss your property.
