What to check
A zoning certificate is a starting point, not the whole picture. Read its annexures and scheme provisions, then describe the intended activity precisely: floor area, customers, staff, operating hours and parking.
Your next step
If the scheme permits a use as of right, compliance with its conditions may be enough. If the use is listed as a consent use, municipal consent may be the route. If the required rights are absent, rezoning or another amendment may need assessment. Do not select the route from the suburb name alone.
Useful supporting information
Keep existing rights, title information, decisions and approved plans together. Share deadlines and the intended proposal before selecting an application.
Use the service finder and document checklist, compare quotation categories, or read the original Tshwane sources.
